Define the scope before the number
Replacing finishes and rebuilding a kitchen are different projects. Write down what stays, what moves, and what must be replaced. A clear scope makes estimates easier to compare.
Separate the major decisions
Ask for separate allowances for cabinetry, countertops, appliances, flooring, and labor. Record whether demolition, debris removal, design, and permit work are included. An allowance is a budget assumption; it is not a guaranteed price for any product you choose.
Compare the same project
Give each contractor the same list of work and finish expectations. Ask how concealed conditions and change orders will be handled. Keep a separate reserve rather than committing your entire budget to the initial quote.
